Why Do I Need An Asbestos Survey?
Due to the fact that a huge number of buildings built before the turn of the millennium have asbestos building materials within them, asbestos surveys are commonplace when buying, selling, renovating or demolishing buildings. A survey can be required to inspect suspected asbestos, manage known asbestos within a building or to regularly check the condition of asbestos which is known but poses a low risk due to its location and general condition.
Asbestos Management Survey
An asbestos management survey is designed to identify if asbestos-containing materials (ACMs) are present within commercial buildings built before 2000. If ACMs are found within the building, risk assessments will be completed. This is to determine the current condition of the material, and if it is at risk of being disturbed through occupancy, maintenance work or day to day activities.
Following the survey, a report will be issued. This will provide recommendations for ongoing management through a dedicated Asbestos Management Plan. The owner, tenant or leaseholder who is responsible for the building must ensure they arrange an asbestos management survey and follow the management plan in order to comply with Regulation 4 of the Control of Asbestos Regulations 2012.
Asbestos Refurbishment/Demolition Survey
An asbestos refurbishment/demolition survey is required when any part of the building needs refurbishing or demolishing. The purpose of the survey is to ensure that no harm will come to people while the work is being completed. It will also ensure that any work undertaken will be completed in line with strict regulations.
Due to the invasive nature of this type of survey, the building will need to be vacated while the survey takes place. Re-admittance is only possible once the property has been certified ‘fit for reoccupation’.
Re-Inspection Surveys
To ensure you remain compliant with the Control of Asbestos Regulations 2012, we can provide re-inspection surveys. The purpose of these surveys is to provide periodic inspection of any known asbestos to assess its condition. The inspection will identify if the ACMs have deteriorated, and if they pose a greater hazard remedial action may be required, such as removal or encapsulation.
